A new, three-story office building is getting underway in South End, adding to the area’s ongoing boom.
The 64,000 square-foot building at 300 West Summit Avenue is being developed by Stiles, and it will include a 2,000 square-foot rooftop terrace. The plan also includes underground parking. Stiles expects to complete the building in September 2018.
“This project sets a new standard for boutique office in South End,” said Chris Grenier, Stiles senior vice president of development in the Carolinas, in a statement. “With a spacious rooftop terrace that is underscored by unobstructed views of the uptown Charlotte skyline, we aim to raise the bar for office space in South End and continue our contribution to the evolution of the area.”
The property hasn’t announced tenants yet. JLL managing director Charley Leavitt and vice president Stephen Woodard are representing the landlords. They said they expect the area’s amenities – it’s several blocks from the Blue Line light rail, in the midst of new upscale apartments and breweries – to draw office tenants.
“The area’s walkability, access to transportation, and luxury residential living create the quintessential urban experience for today’s office user,” said Leavitt.
Justin Siemens, Stiles’ vice president and development office in the Carolinas, said the company is counting on that.
“With 300 West Summit, we’re aiming to meet a particular trend emerging in the marketplace.” he said. “Forward thinking businesses are beginning to locate their offices in less traditional settings that offer the lifestyle sought out by their employees as a means to attract and retain talent.”
South End is seeing a large increase in the amount of office space under construction, following the thousands of new apartments to open over the past decade. Dimensional Fund Advisors is building a seven-story regional headquarters about three blocks away, at South Tryon Street and Camden Road, while Beacon Partners plans to build a pair of office buildings with retail and apartments at Tryon and Bland streets.
Myers & Chapman is the general contractor for the 300 West Summit project.
