Fort Lauderdale, Fla. – February 6, 2025 – Stiles Property Management (SPM), the largest privately-held commercial property management firm in South Florida, has won two TOBY® (The Outstanding Building of the Year) awards at the BOMA Miami-Dade Awards ceremony on January 31. SPM is a leading provider of third-party commercial and facility management services throughout Florida and North Carolina.
Kendall Place, a 288,152-square-foot retail center managed by Stiles Property Manager Daphanie Mulet, won a TOBY in the retail category while Manuel Rodriguez earned the Assistant Property Manager of the Year award. In addition, Giralda Place in Coral Gables won a TOBY in the mixed-use category. Giralda Place, a 109,323-square-foot building featuring office and retail tenants including a condominium association, is managed by Senior Property Manager Mauricio Dominguez.

Both properties are now qualified for the 2024 TOBY Southern Regional Awards. Region award winners qualify for the prestigious international TOBY awards. SPM won its first ever international TOBY award in 2019 and is one of two companies in the southern region to have achieved that honor. Over the last decade, SPM has won a total of 74 TOBY awards and manages a Southeast commercial portfolio of 22 million square feet.
The TOBY Awards are the most prestigious and coveted awards of their kind in the commercial real estate industry. The awards recognize superiority in office and industrial buildings and reward excellence in building management.
